UCONN is heading to Tampa for the final 4! They will play Stanford... they hit the last bunch of free throws 91%... Maya Moore had a rough game, after being named 1st team All American, but she maintained her composure to help her team make it to the final four for the 1st time in 10 years...

Great testimony to tenacious fight, heart and will to win!

Maya Moore controversy cleared

The NCAA has closed the inquiry into 2nd tier violations involving CollinsHill HS graduate, Maya Moore. The University Of Conneticut has stated that they reported to the NCAA their violation when it occurred in 2005. The violation, was a private tour for Moore of the ESPN studios in Conneticut while she was still in HS. The penalty is minor and may only involve a letter of the violation in UConn's file.

UConn is currently playing in NCAA Women's tournament. She is currently under consideration as NCAA Women's player of the year!

She states in an interview conducted by a reporter from ESPN that she is really enjoying everything about the college experience; she is happy and undistracted by the hype.

Collins Hill came out in full force at the public hearing held on Tuesday, March 18, 2008 at the Gwinnett County Justice Center... the hearing was a function of district commissioners to help develop public interest in certain real estate development issues. Steve Piefke, representing the body of constituents of the Collinsh Hill Corridor, delivered a compelling argument for the flimsy stand of the developer and their proposals to develop what is already a very traffic dense intersection at Collins Hill and Russell Roads. Citing other recent residential real estate development of CollinsHill Rd, as well as flawed traffic studies, he definitely gave the board cause to pause. Several other residents spoke and delivered a variety of opposition messages to the proposed development, emotional as well as common sense. The showing was impressive. District 4commissioner, Paula Hastings, who is a resident of the Collinshill Corridor, listened intently to well developed arguments on both sides of the proposed re-zoning at 2 corners of Collins Hill and Russell Roads in Gwinnett county. She will be meeting pubilcly with concerned residents to develop a win-win solution. The zoning board will vote on April 1st... there will be no public comment at that meeting; a subsequent meeting will be held on Tues April 22nd. Collins Hill Rezoning March 18, 2008 Russell Road

To anyone interested in REZONING at COLLINS HILL and RUSSELL ROAD:

A few select houses on Oak Village Lane and Chantilly Lane recently received written notice of a zoning meeting taking place in early February. The reason only some of the residents were informed is that only residences within 1000 feet of the proposed zoning change have to be informed.

For those of you who have not noticed it, a zoning notice has been put up on the corner of Russell Road and Collins Hill Road. This is the small wooded patch behind the OAK VILLAGE subdivision sign. If the zoning change goes through, the current plan is to put a small strip mall and possibly a gas station in that area.

Currently two abandoned houses are on that property, which will be torn down. According to the documents we were mailed, the original plan was to build the same kind of structure across the street, where the subdivision “The Enclave” is now. However, the zoning change was not approved there and the developer is now suing Gwinnett County. He is trying to make a deal with Gwinnett County to drop his law suit if they agrees to let him build across the street – at the entrance to Oak Village.

In order for us to try and prevent this zoning change, we need to do two things:

1. Attend the Planning Commission Hearing on March 18, 2008 at 7:00 pm
2. Attend the Board of Commissioners Hearing on March 25, 2008 at 7:00 pm
Contact your commissioner representatives and NICELY ask for their support. ( A list can be found if you click the download documents line at the bottom of this page ).

The meetings will be held at the Gwinnett Justice and Administration Center Auditorium, 75 Langley Drive, Lawrenceville, GA 30045.

March 9 clocks change so does the real estate market

With the time change begins a change in the mindset of many home buyers... More daylight, better weather, great interest rates are all a recipe for a great early spring market nationwide... but especially in Atlanta!

It’s time to get potential home-owners to go ahead and buy in this so-called “buyer's market”

While today’s market plays to their advantage, buyers, who should be swooping in to make the most of reduced housing costs and favorable interest rates, are sitting by, waiting.

It is up to you, as a competent and informed real estate agent, to mobilize your potential buyers to invest in home ownership now. When the market turns, today’s bargains will be yesterday’s missed opportunities.

While it is conceivable that home prices may drop further, it is likely that these decreased prices will be accompanied by increased financing costs due to rate cuts by the Fed. This means that any money saved on paying less for a house in a few months time will be offset by your client having to pay off their mortgage at a higher interest rate making “playing the waiting game” a waste of time (and very little fun).

This rate increase isn’t just speculation. Just a couple of weeks ago, in early February, the fixed mortgage rate jumped a full half-percent, making it the fastest rate increase in 20 years.

The table below demonstrates how even as home prices may drop, monthly mortgage payments basically stay the same; due to increased interest rates:
